Whether you have a house for sale or apartment for sale in any part of Ireland or other property for sale it would be prudent to consider the following 7 steps before consulting your Solicitor:-

1. Find out the location of the Title Deeds. Your Solicitor will be able to assist you when you have a property for sale to obtain the Deeds. The  Contract for Sale whether it be a house for sale or apartment for sale can then be drafted well in advance;

2. Decide on the timeframe of the sale. Again your Solicitor can help you here but if you have an idea in your own head when you have a property for  sale whether it be a house for sale or an apartment for sale deciding on the auction date or closing date for handover of the property is  crucial;

3. Are there any potential problems with the house for sale or apartment for sale? Your solicitor on receipt of the title deeds will be able to  review them to identify any potential difficulties such as extensions built without planning;

4. What if you have a property for sale and you find someone who wants to buy a house but they want to make an offer “subject to loan approval”?  This is a risk you may want to consider – your Solicitor can advise you on specific terms to be included were you to have a property for sale  subject to loan approval.

5. You should consider in advance what contents are to be included in the property for sale.

6. The question may arise whether you can you buy a house while you have another property for sale and before that sale has gone through. This  should also be considered in advance.

7. Have you considered the total costs and expenses you will incur when you have a property for sale?
